How do I know if I’m ready for a free consult?
The majority of our clients fall into one of three categories:
1) Looking at the existing housing market but unable to find “the one”;
2) Looking to build an upsize or downsize home to better match their current lifestyle; or
3) Love the location of their existing home, but the home itself no longer serves them.
You’re ready for a consult if:
* You’ve researched information about building a home, but still have unanswered questions.
* You’ve compiled a list of ideal features (such as style, number of rooms, ideal location, primary features) and want to see if custom building makes sense for you and your budget. You do not need to have home plans prior to meeting with us; most of our clients develop plans together with us.
* You’ve designed a house and never estimated the pricing.
* You bought a building lot but haven’t yet talked to a builder.
There are many builders out there. Can you tell me why I should call BROM?
Sure! We’re glad you asked because, you’re right, there are many builders out there and we may or may not be the best fit for you depending on what you’re looking for.
For example, if you’re looking to move into a new home right now we’re probably not the builder for you, as we typically do not build spec-homes. We custom build each home. This allows for maximum flexibility for each client. We’re not trying to sell you a house; we want to provide our services. That’s what we’re all about … servicing our clients.
BROM’s business model is to provide you with details and options so you can essentially build the house package within your budget, to your taste and, in some cases, to fit your lot that may have tight restrictions and regulations.
BROM has built hundreds and hundreds of beautiful homes since 1978. We consistently deliver very high quality at a reasonable price. It is doubtful that you will find a builder with as many great references as BROM.
How long does a consultation last?
The first meeting is very important so we try to be flexible and allow enough time so you’re comfortable and can determine if we’re the best match. Generally consultations last around 1-2 hours.
Will I get pricing in the consult?
Yes, you’ll get a general idea of pricing ranges for the ideas that you have. That will help you determine whether custom home building makes sense for you and your budget. Firm, comprehensive pricing takes more time to develop and is based on many factors, including your preferences in features and finishes of the home and the necessary site work. We also consider whether or not your lot has special community code compliance issues, such as being in a high wind zone or beach community.
What if I already have plans and am interviewing builders. Do you offer a free quote?
Sure, however plans are only one ingredient, one piece of the pricing puzzle. There are many things that go into the home that will affect the price. The final price of the home can be radically higher or lower using the same design based on the materials, specifications and finishes chosen, and the nuances of your building lot.
What if I’m not ready to make a decision on the spot?
Although some clients do come in and tell us right at the start that they want to build with us, we never expect people to make a decision (or sign anything) on the spot. We don’t sell you a spec-home that can be purchased that day – we build it for you, and that is an extensive, but gratifying process. Buying a home is a huge decision and we understand that it takes a lot of information gathering. Our job is to help you get the information you need to ultimately make a decision that you feel good about. We need to determine if it’s a mutually good fit.
What happens when we’re done with our consultation?
You will be in a position to leave your consultation with most (if not all) of your questions answered so you can decide if new construction is a viable option for you, and if you’re comfortable with further developing plans to work together. We understand that you will want to check with the Better Business Bureau (BBB) and past client references. We recognize that this takes time, so we will likely set up a follow up call for the future to see if you have any further questions we can help answer.
What’s the next step if I determine that your pricing, workmanship, process, and attention to detail is appealing?
The next step is to refine the design and develop the exact specifications that you want. At this stage we’ll be able to give you a more comprehensive pricing package.
I/we work during the day, do you schedule appointments on evenings/weekends?
Absolutely. We try to be as accommodating as possible. If you end up choosing us as your custom builder, however, you will need to have some daytime flexibility during the selection and construction process.
Do custom designs cost extra?
No. Custom designs are included in the home package for all BROM clients.
Can you recommend any construction mortgage lenders?
Yes, we have relationships with many area banks. We can help you to decide which one makes the most sense for you.
How do I prepare for a consultation? What should I bring with me?
In general, you’ll want to bring your ideas with you. If you have a design, send it to us beforehand so our project manager can get an idea of what you’re looking for. If you have a lot, bring your survey information. The more information you can send to us ahead of time and/or bring with you, the more productive and helpful your consultation experience will be.
